How to get Council Approval on your dream Patio (on the Gold Coast)

All roof structures, whether it be a patio, pergola, carport or a boat cover for example, all need approval from the Local Council – and at Bardera Constructions, we handle all of that in house.

For over 2 decades, we’ve helped thousands of families along with hundreds of businesses and community groups get difficult outdoor projects through Council approval and into reality.

Of the design and construction work on patios that we carry out for our customers, we take care of around 99.9% the Council approvals.

Working with Councils in South East Queensland and just over the border in Far Northern New South Wales is a tricky business, especially if you are new to the process.

It can be time consuming, frustrating, full of paperwork, with pitfalls at every turn.

But for an organisation with experience in the process – ahem – like us…, there are ways to turn hurdles into opportunities, and we have the best chance to find creative ways to appease difficult challenges and get your job done your way, with the blessing of the Council.

THE COUNCILS THAT WE KNOW BEST

The main Local Governments that we deal with regularly are

  • Gold Coast City Council,
  • Logan City Council,
  • Brisbane City Council,
  • Redland City Council
  • Scenic Rim City Council

Each of them has a planning scheme that you need to stick to in order to get your roof structure approved for construction.

Our experience in dealing with the various city councils over the past 30 years gives us great experience in making sure your structure will be approved as quickly and seamlessly as possible.

When we’re quoting your job, we’ll be able to give you advice on the details in your Council area.

Understand What You Want, And What The Rules Allow

It is super important, as a first step, to have some expert advice so as to gather a feel for the intricacies of the process from the outset.

This means that the design can guide and meet your dreams and ambitions for your outdoor living space.

Bardera offers this as a free service.

Mapping Programs and Private Certifiers

When you start a project with Bardera, the first step is to run a mapping program – and with the Bardera in-house draftsman, we draw up your site plan and do all of the Council paperwork that’s attached to it.

At that point, we lodge it with a Private Certifier, they do their work – and together we liaise with Council.

The Certifier runs a series of checks, for example, they’ll check for any underground services (such as a sewer line) and we’ll work with you to come up with Council friendly, efficient, solutions to the issues that appear.

Our experience means that we’ve seen and dealt with just about every possible variation.. and have a suite of options that will comfortably get the job done.

Once it has been approved, and we have built the structure, the Certifier will attend the site to confirm that what has been built is the same as what was approved originally.

Building Regulations

There are a range of Building Regulations that need to be met – but we’ve also found that understanding the options and processes to get appropriate permissions for exclusions are vital to finding solutions to hurdles and obstacles. Our experience means that we’ve seen and dealt with just about every possible variation.. and have a suite of options that will comfortably get the job done.
